Moving to North Port: Two Cities in One, Growing Fast
North Port covers a lot of ground — literally, it’s Sarasota County’s largest city by land area — and it really lives as two distinct experiences. The established side has oak-shaded streets, freshwater canal neighborhoods, and direct access to Warm Mineral Springs and the Myakka River. The newer side is Wellen Park, an 11,000-acre master-planned district built around CoolToday Park and a walkable downtown.
The population grew nearly 24% between 2020 and 2024, and it isn’t slowing down — new neighborhoods, parks, and retail are still being added to Wellen Park’s town center throughout this year.
Whichever side you’re drawn to, the throughline is space and value: bigger lots and newer construction than you’ll typically find closer to the coast, with the beaches still a manageable drive away.
What the numbers say about that growth: the Census Bureau counted 96,551 residents as of July 2025, with a median household income of $84,049 and an owner-occupancy rate of 80.9%. That last figure is the one relocating buyers should notice — this is a city of owners rather than renters, and it shows in how the neighborhoods are kept.
Two things worth tracking if you’re buying here now. Sarasota Memorial broke ground in November 2025 on the city’s first full-service hospital, a 100-bed facility on North Sumter Boulevard targeted to open in 2028. And Warm Mineral Springs, closed after Hurricane Ian, reopened to swimmers in August 2026 and is partway through a $16.7 million restoration. Both matter for resale: a full-service hospital inside the city limits changes the calculus for buyers over 60, and the springs are the closest thing the city has to a landmark.
