Englewood was platted in 1896. Sarasota and Charlotte counties were both created in 1921 (a quarter century later) and the line between them was drawn straight across a town that already existed. Nobody has moved it since.
That is why 34223 is Sarasota County and 34224 is Charlotte County, and why two houses a few blocks apart can sit in different school districts, pay different millage, and pull permits from different offices thirty miles in opposite directions. It is the single most consequential fact about buying here, and it is almost never mentioned in a listing.
In most of Florida you shop by town. In Englewood you shop by side of the line — and the line is not where visitors assume it is.

Gulf-to-bay lots on an eleven-mile island, no high-rises by ordinance, and Old Florida cottages beside new coastal builds. Still visibly rebuilding from 2024 — and priced accordingly in places.
Old Englewood & Dearborn Street
The original 1896 downtown. Galleries, the Lemon Bay Playhouse, a weekly market, and bungalows within walking distance of all of it. The rarest thing in the area: somewhere you can leave the car.
Englewood Isles
Deed-restricted canal community with a marina and access out to Lemon Bay and the Intracoastal. Confirm dock depth, bridge clearance, and marina slip availability before you write — they vary street to street.
East Englewood
Thousands of mid-century platted lots inland of the bay, mostly without an HOA. The most home per dollar in the area, and the section where well-and-septic versus county utilities genuinely needs checking.
Grove City
A small, unpolished pocket on the Lemon Bay side south of town, where boat access matters more than curb appeal. Shorter runs to Stump Pass than most of Charlotte County’s canal communities.
Cape Haze & the Placida Corridor
South along Placida Road toward the Boca Grande causeway. Marinas, Cape Haze Pioneer Trail, and the shortest route to the tarpon grounds in Boca Grande Pass. Rotonda West sits just inland.

Four Beaches on One Island
Manasota Beach and Blind Pass on the Sarasota side, Englewood Beach at Chadwick Park and Stump Pass Beach State Park on the Charlotte side. Fossilized shark teeth wash up along all four.

A state aquatic preserve behind the key, the Stump Pass sandbar where the bay meets the Gulf, and Boca Grande Pass — the best-known tarpon fishery in the state — about thirty minutes south.
Dearborn Street
Old Englewood Village: galleries and the Englewood Art Center, the Lemon Bay Playhouse, independent restaurants with sidewalk tables, a weekly farmers market, and seasonal street festivals.

Roughly, 34223 is Sarasota County and 34224 is Charlotte County, but there are streets where that generalization fails. Pull the parcel on the county property appraiser’s site before you get attached to a house, because the answer changes your millage rate, your school assignment, your permitting office, and your impact fees.

The barrier island took direct damage in the 2024 storms and you’ll still see rebuilds in progress, elevated new construction beside older cottages, and pricing that reflects both the risk and the rebuild. It’s worth walking a specific street and checking permit history rather than judging the key as a whole — conditions vary block to block.
Often, but never assume it. Canal access depends on dock depth, fixed bridge clearances, and the specific route out to Lemon Bay and the Intracoastal. Some Englewood Isles and Grove City streets have clean saltwater runs to Stump Pass; others don’t.
