Wellen Park, Florida

Moving to Wellen Park means buying into the third best-selling master-planned community in the country — eleven thousand acres of former cattle ranch that has produced a downtown, an eighty-acre lake, a Braves ballpark and a brand-new high school in about six years. The catch is that almost everything here is new, and the number on the sales-center sheet is not the number you will actually live with.

A Cattle Ranch That Became a Downtown

This was Taylor Ranch, and before that just cattle. It became Thomas Ranch in 2002, when roughly 8,000 acres were annexed into the City of North Port. Development started mid-decade as “West Villages” — Gran Paradiso, IslandWalk and Sarasota National are the pioneers — and then the recession stopped it cold. In May 2014 a partnership of Mattamy Homes and Vanguard Land bought 9,600 acres for about $100 million, and in April 2020 the whole thing was renamed Wellen Park.

The inflection point came before the downtown did. In 2017 the Atlanta Braves announced they would move spring training here, and CoolToday Park opened in March 2019 — $140 million, with $22 million from Sarasota County tourist tax, $4.7 million from North Port and $20 million from the state. A community with almost nothing built had a major-league anchor and a reason for people to drive out River Road.

What followed compounded fast. Downtown Wellen wrapped an 80-acre lake with restaurants, a Publix, Solis Hall and a 2.8-mile trail; a fully leased 44,000-square-foot second phase opened through 2026; a 149-room Marriott Tribute hotel broke ground in January; and Benderson Development is planning roughly 500,000 square feet at U.S. 41 and West Villages Parkway. Wellen Park High School opened in August 2026, the district’s first new public high school in 25 years. Buyers signed 727 new-home contracts in the first half of 2026 alone, up 37% year over year — third in the country behind only The Villages and Lakewood Ranch.

Where to Look

Wellen Park's Villages

There is no single Wellen Park market. Twenty-odd villages sit inside the same trail network and share the same mailing address, but the CDD assessment, the HOA fee, the amenity package and the age rules change completely from one to the next. Here is how I sort them for buyers weighing new construction against resale.

IslandWalk

Built by DiVosta between 2005 and 2021, complete and resale-only. Three clubhouses, 27 sport courts including 12 pickleball and 8 tennis, two resort pools and a full-time activities director. The HOA runs roughly $360 to $400 a month and covers lawn care, internet and cable, and the CDD is the lowest in Wellen Park — often under $1,000 a year against $2,000 to $4,000 in the newer villages. The trade-off is 2005-to-2021 finishes and a March 2024 FEMA remap that moved some parcels nearby into AE.

Brightmore

Mattamy, gated, 649 single-story homes, and the only true 55+ village inside Wellen Park. The 21,000-square-foot clubhouse opened in January 2026 with nine pickleball courts including a stadium court, resort and lap pools, a spa and a café, and the HOA includes lawn, internet and cable. Worth correcting: IslandWalk and Sarasota National get listed as 55+ all over the internet. They are age-targeted, not age-restricted. Brightmore is the only one.

Wellen Park Golf, Ashcombe & Lakespur

The lowest cost of entry in the community. Lennar’s Wellen Park Golf & Country Club starts near $235,000 with golf membership bundled into an HOA that runs $454 to $1,209 a month. D.R. Horton’s Ashcombe townhomes launched in January 2026 from about $262,000. Lakespur, from roughly $284,000, is the cheapest all-ages single-family that is not golf-bundled. Read the HOA before the price sheet — bundled golf is the whole ballgame on the monthly number.

The center of gravity in today’s new-construction market. Sunstone (Mattamy) opens near $400,000. Palmera runs six builders across single-family, townhomes and coach homes from about $372,000, with a golf simulator and a nineteenth-hole restaurant in the clubhouse. Esplanade (Taylor Morrison) launched in April 2026 with a 16,800-square-foot amenity center and a full-time lifestyle manager. These also carry the community’s highest CDDs — Palmera runs $2,443 to $4,095 a year — because the bonds are new and barely amortized.

Everly is the four-builder luxury enclave — John Cannon, Lee Wetherington, Neal Signature and Homes by WestBay — roughly 240 homes on a 50-acre lake, from $739,000 and running past $1.5 million, with the private lakefront clubhouse now open. Oakbend is Toll Brothers and ICI on 181 gated homesites. Westlake, announced in May 2026, is the new top of the market: 156 homesites around a 30-acre lake, custom and semi-custom from about $1.17 million, delivering early 2027.

Gran Paradiso, Renaissance & Solstice

The resale side of Wellen Park. Gran Paradiso (Lennar/WCI) is the largest, with a Mediterranean clubhouse and lawn care inside a $250-to-$350 monthly HOA. Renaissance (Mattamy) is sold out and ungated, with a lifestyle director and low-$300s entry on resales. Solstice (Toll Brothers) is 270 homes and the closest thing to walking distance from Downtown Wellen and CoolToday Park. One caution: Gran Paradiso and Renaissance are the two Wellen Park names North Port called out in the March 2024 flood map revisions. Pull the parcel’s zone before you get attached.

What Fills the Calendar

Spring Training in Your Own Zip Code

CoolToday Park sits at 18800 S. West Villages Parkway — inside Wellen Park, not a drive away. It is the Atlanta Braves' Grapefruit League home in February and March, and the rookie-level FCL Braves play there in May, June and July. The rest of the year the Tomahawk Tiki Bar & Grill runs live music Friday through Sunday, and the calendar fills with summer movie nights, the Fourth of July Freedom Festival, a Tomahawk 5K, and a golf cart parade of lights in December.

Downtown Wellen and Grand Lake

An 80-acre lake with a 2.8-mile paved and shell trail around it, Solis Hall for live music, a Publix, and a food-and-drink roster that now runs from Villani & Co. and Oak & Stone to Foxtail Coffee and a container-food yard. The fully leased 44,000-square-foot second phase opened through 2026, and a 149-room Marriott Tribute hotel is under construction. The Fresh Harvest farmers market runs Sundays, 9 to 1, year-round, and Wellen Wednesdays, Friday Night Live and the Saturday concert series are all free.

Thirty Miles of Trails, and Three New Ones

More than 30 miles of connected trails, extra-wide sidewalks and golf cart paths, with three additions in 2026 alone: Oakheart, three miles of boardwalk and shell linking Brightmore, Everly, Lakespur and the new high school; Buttonwood, 2.5 miles through wetlands off Manasota Beach Road; and the Greenway with its pollinator garden. Station Park opened early in 2026 with a 27-foot play tower, and the two-acre Fetch Dog Park opened on the waterfront in February. Kayaks, paddleboards, pedal boats and e-bikes rent on Grand Lake, Wednesday through Sunday.

The Beaches and Everything Within an Hour

Manasota Beach is about 19 minutes and Englewood Beach about 25. Venice Municipal Beach is roughly 17 minutes and downtown Venice about 14. Warm Mineral Springs, 85 degrees year-round, is 14 minutes. Downtown Sarasota runs about 45 minutes, SRQ about 50, and Punta Gorda's airport about the same. One correction worth making, because agent sites repeat it constantly: Wellen Park does not connect to the Legacy Trail. The county's North Port Connector trailhead is on the far east side of the city, a dozen miles away by road.

Sarasota County figures from the REALTOR Association of Sarasota and Manatee, July 2026: single-family median $493,500, up 5.0% year over year, on 3.9 months of supply and 52 median days to contract; condos and townhomes $340,000 on 5.6 months. The Wellen Park submarket is running the other direction — roughly $495,000 median list across 94 active listings at about $293 a square foot and 86 days on site, down about 10% from a year ago. Redfin scores the wider Venice market 28 out of 100 for competitiveness, with 40% of listings taking a price cut. Lennar reported incentives at 12.9% of sales price for its quarter ended May 31, 2026 — roughly $55,000 a home — against a normalized 4% to 6%. RCLCO ranked Wellen Park third nationally at mid-year 2026 on 727 contracts, up 37%. Compiled August 2026.

The questions I actually get before a tour. Flood zones, assessments and school boundaries all vary parcel to parcel here, so confirm the specific address before you write an offer.

North Port, almost all of it — even though most of the mail reads Venice, FL 34293. That Venice address is a post office delivery route, not a jurisdiction, and it carries no weight on taxes, city services or school assignment. Wellen Park High School is the cleanest illustration: the building sits inside North Port city limits and its address is 1 Eaglerise Drive, Venice.

What it does change is the tax bill. North Port’s 2025 municipal rate was 3.7667 mills on top of 10.7437 countywide and school, for about 14.51 total — roughly $300 a year more per $100,000 of taxable value than an unincorporated Sarasota County address. But it is still less than the City of Venice, which levies 4.1855. The assumption that a Venice address would be cheaper is backwards.

Wellen Park sits inside the West Villages Improvement District. Your assessment appears as a non-ad-valorem line on the November Sarasota County tax bill, separate from the millage, and it has two halves: thirty-year bond debt for roads, water, sewer and drainage, and a permanent operations-and-maintenance charge. The debt half can usually be paid off. The O&M half never goes away.

Amounts are tied to benefit received, not home value, so a $400,000 and a $900,000 home in the same village can carry the same number. IslandWalk runs $0 to $920 a year. Everly runs $3,155 to $4,046. Palmera reaches $4,095. Add the HOA — anywhere from $199 to $1,717 a month depending on the village and whether golf is bundled — and combined HOA plus CDD across Wellen Park runs roughly $5,000 to $12,000 a year, before taxes and insurance.

On a $450,000 homesteaded new build in a mid-range village, budget around $1,600 a month before the mortgage: roughly $500 in property tax, $215 CDD, $440 HOA, $50 in North Port solid waste and road assessments, and $350 to $400 in insurance. The realistic range is $1,250 to $2,150.

The two swing factors are which village you pick and what the insurance quote actually comes back at. Published Sarasota-area premium estimates ranged from about $2,100 to $6,800 a year in 2026 depending on whose methodology you read. A post-2001-code new build with full wind mitigation sits at the low end of that — but get a bound quote before you are under contract, not after.

Yes, and register me on your first visit. The sales rep in that model home works for the builder, and their job is to protect the base price and the margin. My fee on new construction comes out of the builder’s marketing budget rather than being added to your price, but most builders will only honor it if your agent is with you or registered on that first walk-in — after that it is usually too late.

What you get for it is someone reading the contract, which in Florida new construction routinely narrows your inspection rights, your ability to walk if the appraisal misses, and the builder’s exposure on delays. And someone who knows what the incentive actually was on the last three closings in that village, not just what is on today’s flyer.

Right now, yes, and they are historically large. Lennar ran incentives at 12.9% of sales price in the quarter ending May 2026 — about $55,000 a home — against a normal 4% to 6%. In Wellen Park specifically I have seen half off design selections, rate buydowns, five-figure closing credits and outright base price reductions.

Two cautions. Incentives are usually tied to the builder’s preferred lender, so price the all-in cost against an outside quote before you take the credit. And the trend has turned: Lennar’s incentive load fell from 14.1% the prior quarter and its spec count dropped from 3.0 to 2.1 homes per community. The leverage is real, but it looks past peak.

The core of Wellen Park is Taylor Ranch Elementary, Venice Middle and Wellen Park High — which opened August 10, 2026, the district’s first new public high school in 25 years, on an 81-acre campus with about 1,200 students in year one. The southwest fringe toward Englewood zones differently, to Englewood Elementary and L.A. Ainger Middle.

And despite Wellen Park sitting inside North Port, the core does not feed Heron Creek Middle or North Port High — that is the single most common error in agent-written content about this place. Sarasota County earned its 23rd consecutive A district grade in 2025-26. Boundaries get redrawn, so check the specific address on the district’s own lookup tool before you rely on it.

It depends entirely on the parcel, and the honest answer is more complicated than either side of the internet will tell you. Sarasota County’s revised coastal flood maps took effect March 27, 2024, and the City of North Port specifically named Gran Paradiso and Renaissance — both Wellen Park villages — among the areas with major revisions near the Myakka River. Hurricane evacuation zones are not uniform either: parcels near the Myakka corridor sit in Zone A, the CoolToday Park area in B, and Downtown Wellen in C.

In Hurricane Ian the district logged more than 19 inches of rain, winds over 150 mph, roughly 700 of 800 streetlights damaged and more than $1.5 million in repairs, and the drainage system was overwhelmed by Myakka River flooding — though Downtown Wellen itself came through with minor damage. Worth knowing: North Port’s chronic flooding problem runs along Myakkahatchee Creek in the center and east of the city, geographically separate from Wellen Park. Pull the parcel’s FEMA zone on the post-2024 map, get the elevation certificate, and get a real flood quote.
