Most Florida golf communities scale their amenities to their rooftops. Heron Creek didn’t. The two-level clubhouse runs 21,000 square feet — ballroom, meeting rooms, two restaurants, pro shops, locker rooms, and cart storage — and it serves a community of roughly 830 households across 676 acres. That ratio is the reason the place feels like a private club rather than a subdivision with a course attached.

The homes went up between 2000 and 2011 across sixteen neighborhoods, and buyers could choose from a list of developer-approved builders rather than one production line. The practical consequence shows up in every showing: two houses on the same floor plan, two streets apart, can differ by six figures on finishes alone. There is no new construction here. Everything trades on the resale market.

Heron Creek also sits in Sarasota County, not Charlotte. Different millage stack, different property appraiser, different schools, different hospital district — and a different MLS view if you’re comparing it against Port Charlotte or Rotonda West.

27 Holes, Three Nines

The Marsh, the Oaks, and the Creek — an Arthur Hills design that lets you play three different 18-hole combinations. The learning center adds five practice greens and six practice areas, which is unusually deep for a community this size.

Har-Tru Tennis

Clay courts with an active clinic and private-lesson program, not just courts sitting empty behind the clubhouse. If you play, ask about the league structure before you buy — it’s one of the more organized tennis programs in North Port.

This is the single most misunderstood fact about Heron Creek, and the one most likely to blow up a deal in the last week. At Rotonda West, club membership is a choice. At Heron Creek, buying a home means joining the club — the obligation transfers with the property, and it is a recurring cost for as long as you own.

Membership tiers, seasonal options, initiation fees, and dues can change over time. Rather than relying on figures that may already be outdated, confirm the current membership structure and costs directly with the club. Before your inspection period ends, these are the details you’ll want to have in writing:

  • Which tier is required for your property — not every home in the community carries the same obligation, and the listing may not say.
  • The current initiation or capital contribution — a one-time charge at closing, separate from dues, and it moves.
  • Annual dues plus any food-and-beverage minimum — the minimum is a real budget line, not a formality, and it’s charged whether you eat there or not.
  • Cart fees, trail fees, and locker or bag storage — these sit outside dues at most clubs and add up over a season.
  • Whether the seller is current — unpaid club or HOA obligations can follow the property to closing.
  • The HOA assessment, separately — the club and the association are two different bills. Get both.

Beyond the Gates: Moving to North Port

Heron Creek Town Center sits immediately next door, which handles groceries and everyday errands without getting back on I-75. The county line is the detail out-of-state buyers miss. North Port is Sarasota County. Port Charlotte, fifteen minutes south, is Charlotte County. Two different tax bills, two different school districts, two different hospital systems — and Sarasota Memorial broke ground in November 2025 on North Port’s first full-service hospital, a 100-bed facility on North Sumter Boulevard targeted to open in 2028. City services, permits and park updates all run through the City of North Port.
