Heron Creek Golf & Country Club
Heron Creek brings 830 homes, 27 holes of Arthur Hills-designed golf and a 21,000-square-foot clubhouse together inside one gated community.
Every home is resale, and club membership is part of homeownership, so understanding the homes, neighborhoods and membership options is just as important as finding the right floor plan.

A Club Built for a Town, Serving 830 Homes
Most Florida golf communities scale their amenities to their rooftops. Heron Creek didn’t. The two-level clubhouse runs 21,000 square feet — ballroom, meeting rooms, two restaurants, pro shops, locker rooms, and cart storage — and it serves a community of roughly 830 households across 676 acres. That ratio is the reason the place feels like a private club rather than a subdivision with a course attached.
The homes went up between 2000 and 2011 across sixteen neighborhoods, and buyers could choose from a list of developer-approved builders rather than one production line. The practical consequence shows up in every showing: two houses on the same floor plan, two streets apart, can differ by six figures on finishes alone. There is no new construction here. Everything trades on the resale market.
Heron Creek also sits in Sarasota County, not Charlotte. Different millage stack, different property appraiser, different schools, different hospital district — and a different MLS view if you’re comparing it against Port Charlotte or Rotonda West.
The clubhouse is the staple of the community. Walk it before you preview a single house.
Six Ways to Buy Into Heron Creek
Sixteen named neighborhoods, but only two decisions that really move the price: what kind of home you buy, and what you look at from the lanai.
Paired Villas
Two bedrooms, two baths, and a one- or two-car garage, sharing a single wall. The downsizer’s option: full function, half the exterior upkeep. The lowest entry point in the community and the fastest-moving product when priced correctly.
Executive Series
The volume of the community. Two to three bedrooms plus a den, two-car garage minimum, and the widest spread in condition and upgrade level of any product type here. This is where the builder-choice history matters most on price.
Estate Homes
The largest floor plans, most with pools and three-car garages, generally on the deeper lots. Top of the community’s price range and the segment most sensitive to how long the listing sits — these carry the longest days on market.
Fairway Lots
Views across the Marsh, Oaks, or Creek nines. Worth asking which hole and which direction: a lot behind a green plays differently from one along a landing zone, and morning cart traffic is a real consideration on the first tee side.
Lake Lots
The lakes here are stormwater and irrigation ponds, not navigable water — no boats, no Gulf access. What they give you is open sightlines, sunsets, and wildlife, and the oversized cul-de-sac lakefront lots are the most contested inventory in the community.
Preserve Lots
Backing to protected natural area, which means the view behind you cannot be built on. The quietest lots in Heron Creek and usually a modest discount to golf frontage. Bring a flashlight to a dusk showing — you’ll see what the wildlife situation actually is.
What the Club Actually Includes
Golf is the headline. For a lot of residents it isn’t the reason they stay.
27 Holes, Three Nines
The Marsh, the Oaks, and the Creek — an Arthur Hills design that lets you play three different 18-hole combinations. The learning center adds five practice greens and six practice areas, which is unusually deep for a community this size.
Har-Tru Tennis
Clay courts with an active clinic and private-lesson program, not just courts sitting empty behind the clubhouse. If you play, ask about the league structure before you buy — it’s one of the more organized tennis programs in North Port.
Resort Pool, Spa & Fitness
Zero-entry-style resort pool and spa, plus a fully air-conditioned fitness center with stationary bikes and strength equipment. Year-round usable, which matters more in August than the brochure photos suggest.
Two Dining Rooms
Casual and fine dining under one roof, plus a ballroom, a multi-purpose room, and a meeting room that carry the social calendar. Downstairs holds the golf and tennis pro shops, locker rooms, and cart storage.

Membership Isn’t Optional Here
This is the single most misunderstood fact about Heron Creek, and the one most likely to blow up a deal in the last week. At Rotonda West, club membership is a choice. At Heron Creek, buying a home means joining the club — the obligation transfers with the property, and it is a recurring cost for as long as you own.
Membership tiers, seasonal options, initiation fees, and dues can change over time. Rather than relying on figures that may already be outdated, confirm the current membership structure and costs directly with the club. Before your inspection period ends, these are the details you’ll want to have in writing:
- Which tier is required for your property — not every home in the community carries the same obligation, and the listing may not say.
- The current initiation or capital contribution — a one-time charge at closing, separate from dues, and it moves.
- Annual dues plus any food-and-beverage minimum — the minimum is a real budget line, not a formality, and it’s charged whether you eat there or not.
- Cart fees, trail fees, and locker or bag storage — these sit outside dues at most clubs and add up over a season.
- Whether the seller is current — unpaid club or HOA obligations can follow the property to closing.
- The HOA assessment, separately — the club and the association are two different bills. Get both.
Beyond the Gates: Moving to North Port
Heron Creek Town Center sits immediately next door, which handles groceries and everyday errands without getting back on I-75. Past that, North Port’s draw is what’s left undeveloped: Myakka State Forest, the Myakkahatchee Creek corridor, and Warm Mineral Springs, the only warm mineral spring of its kind in Florida. If you are still weighing the gates against the rest of the city, the full North Port community guide covers Wellen Park, the established canal streets, and how the citywide market compares.
The county line is the detail out-of-state buyers miss. North Port is Sarasota County. Port Charlotte, fifteen minutes south, is Charlotte County. Two different tax bills, two different school districts, two different hospital systems — and Sarasota Memorial broke ground in November 2025 on North Port’s first full-service hospital, a 100-bed facility on North Sumter Boulevard targeted to open in 2028. City services, permits and park updates all run through the City of North Port.

What Buyers Ask About Heron Creek
Yes. Unlike Rotonda West, where membership is optional, buying a home in Heron Creek carries a club membership obligation that transfers with the property. Tiers, initiation amounts, and dues change, so get the current schedule in writing during your inspection period — and get the HOA assessment separately, because the club and the association are two different bills.
No. The lakes inside Heron Creek are stormwater and irrigation ponds — not navigable water. There is no boat access to the Gulf from the community. What lakefront lots give you is open sightlines, sunsets, and wildlife, not boating.
No. Heron Creek is an all-ages community, though the amenities, activities calendar, and pace draw a large share of retirees and part-time residents. There is no age restriction on ownership.
No. The homes were built between 2000 and 2011 across sixteen neighborhoods, and the community is fully built out. Everything trades on the resale market, which is why condition and past updates vary so much from house to house.
Sarasota County, not Charlotte. That means a different millage stack, property appraiser, school district, and hospital system than Port Charlotte or Rotonda West fifteen minutes south — and a different MLS view when you compare listings across the county line.
It varies by address and elevation, so this is an address-by-address question, not a community-wide one. Ask for the specific property’s flood zone, elevation certificate, and any post-storm repair and insurance-claim history before you write an offer.
