Six to twelve properties are matched to your criteria and personally reviewed before they are sent. When available, the list may also include homes that are coming soon or have not yet reached the major listing sites. Any property with potential flood, roof, permit, or insurance concerns is flagged before you schedule a showing, along with an explanation of what may need further review.

02 — The risks

Issues your lender or insurer may ask about.

Each property is reviewed for its current FEMA flood zone, roof age, potential insurance concerns, open or expired permits, and available records of storm repairs. For older Port Charlotte homes, I also flag properties that may require closer review under the county’s 50 percent substantial improvement rule, which can affect the scope of future renovations.

03 — The real cost

The monthly number, not the mortgage number

Estimated monthly ownership costs include principal and interest, homeowners insurance, flood insurance when required, and any HOA or CDD fees. Property taxes are another important consideration, especially for buyers moving from outside Florida. A change in ownership can lead to reassessment at current market value, which means the seller’s existing tax bill may not reflect what you will pay.

You are comparing Southwest Florida to three other places and half of what you have read online is either a sales pitch or five years old. Start with the cost-of-living reality: no state income tax, a homestead exemption you can file after you close, and insurance costs that can vary significantly based on roof age, elevation, construction, claims history and available carriers. Then start with the map.

You want the boat in the backyard

Not all waterfront is the same

Port Charlotte has more than 165 miles of canals and waterways. But “waterfront” spans four very different things here — Gulf access with no bridges, Gulf access with a fixed bridge that caps your mast height, freshwater canal, and lake view. They price differently and they insure differently.

You want something brand new

Bring your own agent the first time

New construction in Port Charlotte, North Port and Wellen Park ranges from production builders on scattered lots to full master-planned communities with CDD fees attached. The builder’s on-site agent works for the builder. Bring your own representation to the first visit. After that, most builders will not honor it.

Before an in-person or live virtual tour, buyers working with an MLS participant are generally asked to sign a written agreement outlining the services being provided and how the agent may be compensated. The terms and compensation are negotiable and will be reviewed with you before you sign.

No — a large share of Charlotte County is in one, including some of the most desirable property in the county. What matters is which zone, what the base flood elevation is, whether the home has an elevation certificate on file, and what the premium actually quotes at. Charlotte County’s Class 5 CRS rating means qualifying properties get up to 25% off. The county maintains a public lookup portal where you can pull the flood zone and elevation certificate for any address before you ever make an offer.

Less than it did two years ago. Florida regulators approved an 8.7% average rate decrease for Citizens Property Insurance in January 2026, taking effect at renewal, and 20 new property and casualty carriers have entered the Florida market since the 2022–23 reforms. That said, the single biggest variable on your quote is not the county — it is the roof. Age, material, and whether the home has a wind mitigation inspection on file will move your premium more than anything else. Kyle flags roof age on every property in your shortlist for exactly this reason.

Because Florida caps annual assessment increases for existing owners, and that cap resets when the property sells. The seller may have owned since 2015 and be paying on a long-outdated assessed value. Your first full tax year is based on just value as of the January 1 after you close. On a long-held Port Charlotte home, the difference can be substantial — which is why it is in your shortlist rather than a surprise in your escrow analysis.

Yes, and most of Kyle’s buyers start that way. Live video walkthroughs, neighborhood drive-throughs on request, and a shortlist tight enough that when you do fly down you are seeing five houses over a weekend instead of twenty-five. Florida also permits remote online notarization, so most of closing can be handled without a second trip.

Depends mostly on your tolerance for two things: waiting, and fees. New construction gets you current building code, a full warranty, and a roof that will not be an insurance problem for twenty years — but often comes with CDD fees on top of HOA, and a build timeline. Resale gets you mature landscaping, a larger lot in most Port Charlotte neighborhoods, and immediate occupancy — with an older roof and an older electrical panel to price in. Kyle will run both against your actual monthly number rather than argue for one.
