The Town the County Line Runs Through

Englewood was platted in 1896. Sarasota and Charlotte counties were both created in 1921 (a quarter century later) and the line between them was drawn straight across a town that already existed. Nobody has moved it since.

That is why 34223 is Sarasota County and 34224 is Charlotte County, and why two houses a few blocks apart can sit in different school districts, pay different millage, and pull permits from different offices thirty miles in opposite directions. It is the single most consequential fact about buying here, and it is almost never mentioned in a listing.

In most of Florida you shop by town. In Englewood you shop by side of the line — and the line is not where visitors assume it is.  

What both sides share is the reason people come: Manasota Key, a barrier island with four public beach accesses, Lemon Bay behind it, and an unhurried Old Florida character that Venice and Sarasota traded away decades ago.

Check the parcel, not the address. An Englewood mailing address tells you nothing — the postal boundary and the county boundary are different lines. Roughly, 34223 is Sarasota County and 34224 is Charlotte County, but there are streets where that generalization fails. Pull the parcel on the county property appraiser’s site before you get attached to a house, because the answer changes your millage rate, your school assignment, your permitting office, and your impact fees.

In places, yes. The barrier island took direct damage in the 2024 storms and you’ll still see rebuilds in progress, elevated new construction beside older cottages, and pricing that reflects both the risk and the rebuild. It’s worth walking a specific street and checking permit history rather than judging the key as a whole — conditions vary block to block.

Often, but never assume it. Canal access depends on dock depth, fixed bridge clearances, and the specific route out to Lemon Bay and the Intracoastal. Some Englewood Isles and Grove City streets have clean saltwater runs to Stump Pass; others don’t. Confirm depth at low tide, bridge heights, and any lift or seawall condition before you write an offer.

It depends which side of the line you’re on. The 34223 Sarasota side feeds Sarasota County Schools; the 34224 Charlotte side is Charlotte County Public Schools, with Lemon Bay High serving students from both sides. Assignments can change at the parcel level, so verify the specific address rather than relying on the ZIP code.

It varies widely by elevation, flood zone, distance from the water, and the age and construction of the home. A newer, elevated build well inland will cost far less to insure than an older cottage near the Gulf. Get an actual quote on the specific parcel early — it can move the real monthly cost more than the price difference between two homes.

No. It skews older than the state average, but the mix is broader than the reputation — working families in East Englewood, remote workers drawn to the Old Florida pace, second-home owners, and boaters and anglers of every age. The walkable village and the beaches pull in a wider crowd than a typical retirement town.
